July Fast Facts Observations
Employment:
The first quarter improvements in the unemployment situation which were adjusted for seasonality have stalled in the 2nd quarter. June 2010 represented the 30th consecutive month that the imbalance between workforce and the number of jobs was negative. (more workforce than jobs) This means that all counties will continue to experience economic stress due to the local unemployment situation. In the 2nd quarter we were optimistic that we would see improvement by the 4th quarter 2010. Now we see this optimism fading.
Construction/Real Estate
· Residential construction in May of 2010 remained at near historic lows with only one residential permit being issue in Routt County. With only .8% of the current inventory being sold, recovery in new residential construction will be slow.
· Although still very high, June was the second consecutive month that saw a measurable reduction in the number of households in Routt County receiving a foreclosure notice. Routt County has had since March foreclosure rates greater than the state. The good news and is in June the county’s rate fell below the state foreclosure rate. However, the economic stress due to unemployment will likely have an impact on this number and it is something Yampa Valley Partners will continue to monitor closely.
· The Year-over-Year decline in median listing price is slowing. However, because of the increase in the number of homes currently listed for sale, the median listing prices may decline a bit before a bottom is reached.
Energy:
The four coal mines in North West Colorado during this reporting period accounted for 54% of the state's total coal production. This is down about 2% from the prior year for the same period.
Natural Gas production in the three NW Colorado Counties was down 27% to 5.4 million MCFs.
